Living in Carnation.

Small-town farming at its sweetest

What is it like to live in Carnation? It is the valley's farming town, a place that kept its agricultural soul while others grew up around it. U-pick berries, working farms, a red-barn skyline, and a Fourth of July celebration that packs the whole valley into one parade.

Commute to Seattle

Farther from I-90 than the freeway towns. Most commuters drive into North Bend or Issaquah to pick up HOV lanes and transit, so budgets should allow a longer morning.

Best for

Farm-loving families, hobby farmers, buyers who want the valley's best value search

The character

What actually defines Carnation.

Once called Tolt, a Lushootseed word for the swiftly rushing waters of the Tolt River, Carnation took its current name from the Carnation Milk Company's research farm. The town still sits in a working agricultural valley, with Remlinger Farms and Carnation Farms anchoring weekends for families.

The Tolt River runs alongside downtown, and Tolt MacDonald Park gives the town its green heart: ballfields, riverbanks, and the site of the weekly farmers market. Riverview School District serves the town, with the Carnation High School campus for the younger high school years and Cedarcrest High School up the road in Duvall.

The vibe: Working farms, riverfront park, small-town summer celebrations

The real estate picture

Homes in Carnation, in one honest paragraph.

Carnation's market leans rural: farmhouses, hobby farms, and newer cul-de-sac neighborhoods near town. It is priced below the freeway towns in places, which makes it one of the valley's better value searches for buyers who do not need to be on I-90 every morning.
